THE INVESTMENT
1.Technical Description
The investment encompasses the complete renovation and upgrading of the hotel, it's sports facilities, the remodelling and beautification of the surrounding area covering 35.000-40.000m2 .
The areas of each floor(levels) shall be totally redesigned so as to create the following:
68 double bedded rooms with 2 suites on the 2 floors and 2 office(store rooms), 10 double bedded rooms for people with disabilities on the Semi-ground first level, 10 rooms for the hotel staff, kitchen, restaurant expansion, lobby, bar with sitting area, common use areas, room for multiple uses.
On the top floor, 4 suites and a roof garden and on the percola, solar panels for self energy sufficiency.
In the semi basement ground floor, a reception, meeting room for upto 200 people, store room, an installation for central heating and water, Doctor's surgery, saunas, gym room, massage room.
In the garden, swimming pool, bar, tennis and basket courts, mini golf, small 5x5 soccer field, trails for walks, mountain huts, biological purification, parking area.
PROJECT'S BUDGET
The budget for renovation works, while the analytical description of this Project's budget and the itemized costs along with the Technical Report, the sketches and renovation licence issued by the land Planning Service will be submitted upon completion of the Project.
INVESTMENT FINANCING OF RENOVATION
Renovation works will be fully financed through the RENTER company or individual, amounting to approximately 3.500.000 Euros as well as the operating capital. According to the new "ΕΣΠΑ" financing program by the EU, which will be approved in February, certain amounts on the above investment will be subsidized at around 50% and the remaining amount by upto 30%. The company, Omega Touristiki SA is aiming to find an 'Investor Renter' for the renovation and to sign a contract for a rental period up to 20 years without asking rent for the year of the renovations. We are also aiming at a 'Renter who already has a similar business of a 'Resort Hotel' Retirement Home / Beauty Centre / Athletic Centre / Medical Centre etc. The rent can be also negotiated under the condition of our participation in the business.
